The Transformation of Rådhuspassasjen


As cities evolve, so must their buildings. The Rådhuspassasjen project is a prime example of purposeful urban renewal – where demolition, reuse, and reconstruction come together to create something both timeless and modern. With NG Nordic as a key partner, this transformation is setting a new benchmark for sustainable rehabilitation. 

In the heart of Oslo, a landmark transformation is ongoing. Rådhuspassasjen, a passage nestled between Olav Vs gate and Fridtjof Nansens plass, is being revitalized in a project that blends architectural heritage with modern sustainability. Led by Skanska and supported by NG Nordic through Øst-Riv AS and Bevar, this ambitious initiative is setting new standards for circular construction and urban renewal. 

Rooted in History 
Originally constructed in 1938 and designed by renowned architect Arnstein Arneberg, Rådhuspassasjen has long been a central piece in Oslo’s urban scenery. Over the last decades, the building has undergone various modifications. Today, the guiding principle of the rehabilitation is a respectful return to its original expression – restoring the architectural integrity while preparing it for the future. 

Scope and Execution 
The transformation began in October 2022 and spans over 10,000 square meters, with completion targeted for September 2026. The project includes: 

  • Removal of the glass roof to reintroduce the original open design. 
  • Demolition of technical rooms and rooftop floors. 
  • Complete demolition of the neighboring building by Klingenberg Kino, with elements lifted by crane to Olav Vs gate. 
  • Reconstruction of the demolished structure, maintaining its historical design while adding new floors. 
  • Conversion of interior spaces, replacing fragmented office layouts with open, modern premises. 

Urban Reuse in Action 
At the heart of this transformation is NG Nordic’s business area, Urban Reuse, who champions circular construction. Through demolition, remediation, recycling, and reuse services, Urban Reuse minimizes industrial waste and ensures safe handling of materials. 

The challenge is clear: with most of the cities of the future already built, the path forward lies not in expansion, but in intelligent renewal. This project is a prime example of how NG Nordic is meeting this challenge head-on, uncovering the potential of existing properties and creating new life from the old. 

Circularity is Key 
By prioritizing reuse and recycling, Rådhuspassasjen is becoming a reference project for future rehabilitation initiatives. Materials are salvaged, repurposed, and reintegrated, thus reducing environmental impact and preserving the cultural essence of the site.
